What Our Inspection Covers

Our inspections are thorough — not a five-minute walk around the perimeter. We get on the roof and assess every major component including shingle condition across all slopes and sections, flashing at chimneys, skylights, vents, and sidewalls, pipe boot seals at every penetration, ridge cap and starter strip condition, valley integrity and debris accumulation, gutter condition and fascia for signs of moisture damage, and visible decking issues around any soft spots or sagging areas.

You receive a complete photo report of everything we find. If we identify storm damage, we document it in a format that supports an insurance claim. If we find deferred maintenance issues, we prioritize them by urgency so you know what to address first.

What Happens After the Inspection?

After we complete the inspection you'll receive a clear verbal summary on site and a photo report documenting everything we found. From there you have three possible outcomes.

If your roof is in good condition with no urgent issues, we'll tell you exactly that — and recommend when to schedule your next inspection based on the roof's age and condition.

If we find isolated issues that need repair — a failed pipe boot, damaged flashing, missing shingles — we'll give you a written repair estimate with no obligation to proceed.

If the inspection reveals widespread deterioration or storm damage that warrants a full replacement, we'll walk you through the replacement process, your material options, and whether an insurance claim makes sense for your situation.
